My property investment journey started out when I was just 21 years of age. My dad encouraged me to work as hard a possible through school and university and in 2015 I managed to scrape together a deposit to put down on a property in one of Sydney's beachside suburbs, Maroubra.
Fortuitous timing, getting in just before Sydney's property market skyrocketed I was able to move into my next property located in Liverpool, a satellite city in Western Sydney. It was upon purchasing this property in 2017 that I had my "aha moment". Using nothing but the equity built from my initial purchase I was able to control a large asset without putting down any of my hard earned cash. For me, this highlighted the importance of selecting the right asset for your first purchase.
Only 9 months later I acquired a property to help balance out the cashflow of my portfolio. My purchase was in Southport located on the Gold Coast, a strong cashflow property which helped my serviceability from the lower yield property in Liverpool.
Also during this period I undertook a complete cosmetic renovation of my Maroubra property which took the property from slightly negatively geared to a neutral asset as I'm now able to achieve a stronger rental return due to the modernised facelift given to the well located asset.
Less than a year later I purchased a property in Sydney's Rockdale which is only a few stops from Central Station located just 10km from the CBD. This property was purchased for significantly lower price than what was paid only 12 months prior at the height of the Sydney market. A quiet and frightened market has presented phenomenal buying opportunities and I'm eager to assist my clients in taking advantage of the climate as the great Warren Buffett said "Be fearful when others are greedy and greedy when others are fearful".
Just before the 2019 election I was able to pick up a deceased estate in Mascot, a tired run down but reliable red brick apartment. After a quick renovation I saw the value increase drastically which has also been supported by recent price growth.
The most recent addition to the portfolio was an off market opportunity in the same block in Mascot. I replicated the process, this time a simple light cosmetic uplift and the end result a similar increase in value.
